THE burgeoning Gold Coast suburb of Coombabah is about to be invaded by the Australian defence forces.
Alexander Greens, the $45 million soon-to-be-built Gold Coast Housing Company affordable housing complex in Hansford Road, Coombabah has been ‘sold out’ prior to construction commencing.
And in an intriguing marketing coup, some 92% of the expression of interest pre-sales have been made to armed forces personnel serving overseas and those just returned from peacekeeping duties in East Timor, Iraq and Afghanistan.
The project sales, mainly to investors, have been marketed and managed by Joint Force Property Group principal Hugh Ochremienko.
“All the funding is in place for a project that’s about to create 300 jobs during the construction phase and we’re hopeful of the project starting early in the New Year,” Mr Ochremienko, a former naval officer of 20 years, said.
“As a result of ongoing discussions with Council and the community, significant design changes have been made, including the enlargement of a public park, saving trees, increased set backs, reduced building height and a reduction in density.
“This delay has resulted in a further build up of other interested defence personnel in similar projects,” he said.
Mr Ochremienko has spent the last 28 years working with armed forces personnel in building their property portfolios. He works with personnel at all rank levels with 70% of purchasers being at Corporal level or lower.
“Many of those who have expressed interest in this Hansford Road project did so out of Townsville prior to deployment to Timor and Afghanistan.
“Many were expecting to go to contract on their return from active service; however the approval process for this new concept in affordable housing is taking a little longer than anticipated.
“But we’re working closely with the Gold Coast City Council, Councillor Grant Pforr and the community to ensure the smoothest approval path so our servicemen and women can secure their Gold Coast investment as soon as possible,” Mr Ochremienko said.
